Screen the wall before you sand, drill, or cut

Ask when the home and coating were built or applied, whether the surface has texture, whether it is damp or moldy, who could be exposed, how dust would be contained, and what wiring or water services may be behind it. If those questions cannot be answered conservatively, stop. A small visible repair does not make the dust or concealed-service risk small.

Drywall sanding dust needs source control

NIOSH reports that joint compounds may contain talc, calcite, mica, gypsum, and silica and that high dust exposure can irritate the eyes and airways. Its tested vacuum-sanding systems substantially reduced exposures, but a study result is not a household safety guarantee. Favor careful application that needs minimal sanding, use manufacturer and safety-data-sheet controls, and use local exhaust or HEPA-rated cleanup equipment designed for the task.

Pre-1978 paint is a lead screening flag

EPA says repair or painting work in a pre-1978 home can create dangerous lead dust and recommends lead-safe certified contractors for renovation. The date does not prove a particular coating contains lead, and a visual check cannot clear it. Assume paint may contain lead unless it has been appropriately evaluated, and do not dry-sand, scrape, or cut it without a compliant lead-safe plan.

Keep children, pregnant people, and other high-risk occupants away from any potential lead-dust work. Do not rely on the federal minor-repair size exception as proof that a DIY task is exposure-free or lawful under every state and local rule.

Suspect asbestos material cannot be cleared by sight

EPA advises leaving undamaged suspect asbestos-containing material alone and using an accredited inspector and qualified laboratory before renovation would disturb it. Do not take a sample yourself, sand textured coatings, scrape old compound, or cut an unknown panel. Material age and appearance may guide a referral but cannot confirm composition.

A wall scanner is an aid, not permission to penetrate

Nails, screws, drill bits, and saws can damage concealed wiring and create an arc or fire hazard. Bosch describes scanners designed to detect certain live or non-live cable, metal or plastic pipe, and studs, but capability and limits vary by model, material, depth, calibration, and wall construction. If readings conflict or the service path is unknown, do not cut, drill, or drive a fastener; use a qualified trade.

Plan containment and cleanup before low-risk work

For a cleared, ordinary modern surface, read the compound, primer, and tool safety instructions; isolate the smallest work area; protect vents and belongings without blocking required ventilation or egress; and keep dust from migrating. Use minimal or label-compatible low-dust methods and appropriate PPE. EPA lead-safe guidance calls for lead-appropriate containment and HEPA cleanup rather than ordinary sweeping or a household vacuum when lead dust may be present.

Stop conditions and documentation

Stop for suspect lead or asbestos without an appropriate plan, high-risk occupant exposure, significant dust generation, wet or moldy material, unknown wiring or pipe paths, signs of damaged wiring, or structural, service, shared, or otherwise unknown wall involvement. Photograph without disturbing the surface, record home age and renovation history, mark known service locations, and hand those facts to a lead-safe, asbestos, drywall, or relevant trade professional.
